How much to multi-family inspections cost in Ohio?

Hi,

I'm exploring some multi-family units in Dayton & Cleveland areas of OH.  What should I expect for pricing for an inspector? One property is a 2 story, 6 unit. Other is 4plex single level.  Are prices usually by number of units, sq ft?  Any thing else I should know? Do you have recommendations for inspectors?

@Adrienne Markes My inspector just did a walkthrough inspection (no paper report) for $140. It was a duplex in Columbus, Ohio I am in contract for. I plan on owner occupying it. It has 4 bedrooms and 2 baths. I hope this helps!

The inspector I use in Columbus charges $400 for a duplex. He does an extremely in-depth job with a nicely written report.

Hi Adrienne,

I am in the Cleveland market so I can not speak for Dayton, however in Cleveland the housing stock is older and you need to take the inspection report with a grain of salt. Inspectors although needed when buying from a distance, can make a place sound like it is ready to fall down when in fact it is not really that bad.

I have home inspectors call me quite a bit for advice on what I think of something because we buy so much stuff. The problem is that inspectors do not have a ton of credentials to be doing the service they are being paid to provide.

Ok, now that i have slammed the inspectors I should answer your question. Like any other profession out there, everything is negotiable and I like to think about how long it is going to take them to do the task. If they can do a 6 unit inspection and write it up all within 10 hours. I think 500 bucks is more than fair. They will try charging you much more, but I would negotiate and i would try to build a relationship with them to do multiple deals over time.

Bill Warner at BW Warner Inspections & Thermal Imaging Services in Dayton is EXTREMELY KNOWLEDGEABLE and thorough. I don't know about cost as we do our own inspections in Dayton but he's been very helpful to me and many other investors troubleshooting issues.

I've worked with several different inspectors in CLE and found pricing to start around $300-350 for a SFR and $425-500 for duplexes, and then add another 50-100/unit from there. Once you're above two units, the price gets much more negotiable.

The guys at Inspection Tech are very easy to work with and deal with a lot of investors.

For 4-10 units, you can expect anything from $500-1,000. It also varies on what services you want to add on--radon, termite, structural, etc. Just be sure to do your research with home inspectors. They are not heavily regulated (at least in our market) and you should vet them to find out their experience.

@Rob Gillespie I understand what you mean about taking them with a grain of salt. I always prep my buyer clients to set expectations about the inspection report before hand. It definitely is important to partner with an experienced inspector. My choice is to find one who has a construction background. Thanks for the input.
