I would get 2 townhouse in a decent area, and rent them.

I would normally suggest multi unit but sellers are asking too much these days, however, if you are fine with that then buy a multi :))

In Baltimore you could comfortably do a couple brrrs with rowhomes in good parts of town and have plenty left over.. In small multi you could do maybe do it as well for 175k. Should be easy to manage after they are finished with quality project management and the quality of neighborhood.
