We got a quote for an investment rate. Is it good in today's market: 3.5% + half a point for 30 yr conventional?

That's a good rate - I am getting 3.25% and buying down some points ofr 30 years fixed on an investment 4F.

When rates eventually go back to a normal level, we are all going to have a jolly good time going through these old threads asking if a sub 3% rate is good.
