Hey Tim,

I closed on an 8 unit in Frankfort, KY in January, a duplex in Lexington in August, and a 16 unit in Lexington in September. I own properties in Paris and Versailles as well.

There is some great value to be had but just like a lot of markets these days it is very competitive.

I’m happy to help out if you have any questions.

@Tim Morris tons are. KY is a good place for investment in real estate. It seems most investing is done in central and L-ville markets though.

Yes, have in Frankfort actually and am in escrow for one in Lexington. It is certainly harder to find things that make sense though.

Nice to meet everyone! Still working on getting my first deal done. I am constantly looking for amazing deals. I’ve been in contact with an agent and a mortgage broker. Getting a little nervous as things start to roll but I’m reading and learning and taking things as they come to me.

Plenty of folks doing deals in Kentucky! Lexington & Louisville are hot spots, the surrounding towns for those areas are getting very competitive as well. Best of luck to you!

@Tim Morris none yet but it is a good market. Newbie here this eviction moratorium has me cautious and not actively pursuing and stacking more capital.

@Tim Morris I own a portfolio of rentals in Lexington and surrounding counties. Great markets for long term appreciation but hard to find cash flow positive deals in this market.
