Hey guys - I am looking into the San Antonio market. Anyone have any information on the following:
- best areas to invest with a buy and hold while cashflowing from the renters
- good real estate agents in the area
- best neighborhoods to invest in
- overall information on the real estate market in San Antonio

Hey Neil,
San Antonio Market is kind of a funny thing. All sides of town have their advantages and disadvantages. As you may know the Northside of San Antonio from Marbach & Loop 1604 to Bulverde Rd. and Loop 1604 are great areas on both sides of the loop. Of course North is best.
East-side can be very rough, yet there are some pockets that can be fantastic for buy and hold.
South-side as well as the West-side have great opportunity, but again it depends on the pockets you are in.
If you are going to buy and hold single family homes then you do have to be picky where you invest in. I had several properties off of Five Palms in Indian Creek Subdivision. Guess what? For any one single family home that I owned, they were the most profitable when it came to SFR's on that side of town.
Multi Units is something you can also do which will prevent that 100% vacancy from hurting you when a tenant moves out.
It truly depends on what type of property and who your potential client's are.
This month (September 2013) there were a dozen shy of 700 foreclosures, so the market is getting better slowly but surely.
How do you plan on obtaining these properties?

What specific areas are you leaning towards?
and so on...
I see you are from CA. Why such an interest in SATX?

I will make it a point to visit one day, but I'm constantly out of town and busy as I am sure you know how that is... San Antonio is a beautiful city and has a very healthy real estate market... In one good way, there is separation on areas of town that provide opportunities in any given category or area for any investor.
As for those beautiful missions, they were in my back yard, but running the streets when young just always seemed like just old buildings as I passed. There were many gangs and trouble always lurking just around the corner literally, so that's my excuse.
Btw, Joe, I was not offended at all brother. It is the truth.
I love the history... Maybe not as much as Phil Collins, but I do love it.
So what do you do or where do you invest in San Antonio? What area of town do you stay and are you a native to the city?

Hi Henry, I have been told by many that the south side is much better than ten years ago. Around the missions it's all pretty good now; we have bike rides along the mission road, it's safe in day time anyway. Lots of restoration and money pouring in.
I invest in distressed houses on the south and west sides. We are a small part of the revitalization of the Hispanic areas of town. We do owner finance so working class folks without credit can buy houses. It works well - in San Antonio. I can't speak for other markets.

I too have done deals where the buyer did a lot of sweat equity and turn a ugly ducking i sold them into a beautiful home for their family. Some of you may be wondering how these "poor people" can afford the fix up... Here is how it is done.
1. The whole family will pitch in and start swinging hammers
2 Every penny will be save to purchase materials and every place that has a good deal on materials will get a visit
3. The breadwinner typically has two jobs...sometimes three to make sure you get your money
The relationships I have gain from these deals have been truly a blessing and not just a blessing for my bank account

I really like the Westside. I have one property off of Culebra Road (somewhat near St. Mary's University). But don't get me wrong. It's just far enough away that my tenants are NOT college students. It's very much a hard working, blue collar neighborhood. I too had my central A/C unit stolen - but since then it has rarely gone vacant, and when it does, I'm always hanging out on the front porch and buying the neighbors beer. That tends to help with the vandalism a lot, plus I've kind of enjoyed creating the friendships!

Agreed! And it depends on exactly what you are trying to do.
One of my clients just finished a successful flip in the dezavala/ i-10 area. It was his first flip too! I would not recommend the stone oak area for investing at the moment. Not only are the taxes a little higher, the killer are the mandatory HOA's.
Currently, my recommendation to you is the live oak area. Also, anything off wurzbach parkway should be fine.

Would agree a lot with the above comments, there are good and not so good parts of San Antonio to look into. In producing some information for investors from France, we have some excellent examples of quality properties getting cap rates of 10-12% (before expenses) that draw in an excellent class of tenants.
The thing you should understand most about San Antonio real estate is we are like the turtle - slow and steady. If you want a rabbit, wait for the market to do something weird and go into the coastal areas like Florida and California. History will repeat itself again there.
For us in our market - the downturns are not really downturns.....conversely....the upturns are not get rich quick.
Either way - We feel San Antonio has an excellent real estate market that is always in the news for bright prospects.

I am a local investor and all of my rentals are SFH's in tye far west county from Highway 90/1604 uo through Potranco/Talley Rd. Have done well over the last 7 years with long term tenant base of military and working families close to Lackland AIr Force Base. Best of luck!

To the out of state investors, have you guys thought about being a lender to locals?? It seems like it would be tough for you guys to find below market properties, manage contractors and manage the property manager. If you are looking for properties on the MLS, you are paying retail.

I just took a quick tour to San Antonio yesterday and saw the north side between the 410 and the 1604, Uptown/Longhorn area. I was able to spot a couple deals on the MLS (a fixer at $88K and an REO at 55K) that were SFH 3BR/1BA that would probably rent for 800-900 easy. Made me feel that great deals can definitely be had off-market if that's the stuff on the MLS. Might need to take a closer look at SA after I get back from Indy.

Local SAer here too. Love this market as it has something for every type of investor. It is heating up but still plenty of deals to be had. Looking to get more off-market deals seems to be tough. They go fast and wholesalers are mailing like crazy! Hope to see you all out there. Also, any good contractors or tradesmen that people can reference is always appreciated. Haven't found a person/group/company that I want to stick with yet.

Hello all! I am returning back to SA next September (2018) after my contract ends with the Navy. My husband and I want to buy a MFH and we haven't seen to many within the 200K price range that really looks worth it. Are MFH homes still not popular in SA? Do most of you stick to SFH? Thanks in advance!

Hey all! I'm a current investor in the Denver area, but finding cash flowing deals here is very close to impossible at the moment. I plan to continue to acquire deals in the Denver area eventually - but more for a long-term appreciation prospective - but I am looking at SA as an area where I can maximize cash flow.
