How to buy Arkansas Tax sales

How to buy Arkansas Tax sales

Member since 2021 · 7 posts · 1 vote

I am trying to find educational material, and information on tax sales in Arkansas. I have several main questions:

    1. 1. Do I actually own the property?
    2. 2. Can I make improvements to the property without losing the money I put in?
    3. 3. How long before I can turn it into a rental?
    4. 4. Can I sell the property with owner financing?
    5. 5. How do I know if the title is clear before buying?

    Thanks for your help

Hey Tate, I am not totally and expert, but I know Paul Younger is an attorney that has done a ton of Tax sales and getting them with salable deeds.

      1. I believe yes, however, it is a special warranty, and you have to clear up the title. I think the previous owner has a couple months to pay back, but you would get your return back if that happens.

      2. I would suggest not doing that until you clear the title.

      3. Again, I would get that clear title, and I think that takes 5-6 weeks. (I would ask an attorney)

      4. Once you have a general warranty deed, I think you are good to go.

      5. Title Company  can help with this, however I am pretty positive it isn't a guarantee

@Ryan Blackstone thanks! I'm curious what the cost for clearing the title would be.

I can't remember, but I don't think it could be more than 2k. An attorney would be able to give you the real number. Totally worth it though!
