Looking to invest in SFH in Memphis

Hi, I've had 2 buy and hold rentals in CA since 2008. I took the leap to sell one, doubling my money. Just closed today and set it up as a 1031 exchange. The market I was looking in, gives me pause and now I'm under the 45 day gun. I'm comfortable taking on some debt and have $250k to spend. Would like to spread out over 2-3 SFH buy and hold rentals. Would love advice in the Memphis market (or other good rental markets for that matter). Thanks so much!

I am able to find SF properties in Memphis for my portfolio. Trusting your property source is the key. Asking tons of questions and educating yourself on the city of Memphis itself is also key to understanding where to buy and where not to buy. My wife and I own portfolio here that we have been building for 7 years and we are enjoying the cash flow and even some appreciation over the last few years which is atypical of our market.
