I’m a local investor from [Your State/City] who has a 30-unit apartment portfolio under contract in Toledo, OH (3917 Airport Hwy), and I’m looking for structural advice as I enter the final due diligence phase.

Given the strength of the deal (verified T12 income, low risk), would the experienced members here recommend prioritizing a traditional 80/20 equity split, or should I structure a Preferred Return model?

I manage this property and can verify that it is NOT under contract. I'm not trying to out the OP, but in the case that this is a scam I want people to be aware.

Whats with the template placeholders {city/state}?
How much equity are you putting in? Whos going to manage it? I'd say, take a $50k wholesale fee and move on. Otherwise, your $50k is worth 10% of the equity at $500k down
