Hi everyone,

I’m a local investor from [Your State/City] who has a 30-unit apartment portfolio under contract in Toledo, OH (3917 Airport Hwy), and I’m looking for structural advice as I enter the final due diligence phase.

The Deal Snapshot (For Context):

  • Asset: 30-Unit Stabilized Multifamily.
  • Price: $1,425,000.
  • Performance: The property has a verified 9.27% Cap Rate and generates a very safe 1.55x DSCR.
  • Equity Needed: $413,250 (includes reserves).
  • Returns: 9.06% Cash-on-Cash (Day 1).

The Ask (Structuring Advice):

I am seeking one strong Joint Venture (JV) equity partner for this acquisition. My experience is in finding, vetting, and managing the assets, while the partner provides the capital.

Given the strength of the deal (verified T12 income, low risk), would the experienced members here recommend prioritizing a traditional 80/20 equity split, or should I structure a Preferred Return model?

I manage this property and can verify that it is NOT under contract. I'm not trying to out the OP, but in the case that this is a scam I want people to be aware.
