Today, I closed on a property I won at a foreclosure auction last week. The house is currently locked and unoccupied, but it’s filled with a lot of personal belongings. According to the neighbors, the previous owner was escorted from the property by the local sheriff about a week ago. However, they couldn't provide any additional details. There’s no electricity or running water at this time.
Could someone please advise me on the proper process for taking possession of the property in Virginia? Do I need to go through the court, or can I simply hire a locksmith to enter and begin cleaning out the property?

If it's vacant there's no one to file against for eviction, right?
Contact the Virginia State Bar Association for a lawyer referral for a 30 minute consultation for $35. They should be able to give you some peace of mind. 800-552-7977
I'd search the old owner's name to see why he was escorted off the property. That might be helpful to know.
My understanding (I've purchased property at a Virginia foreclosure auction) is if there is property left inside, you cannot simply throw it out. You generally have to give notice and an opportunity for the former owner to claim their property before disposing of it.
I would store the belongings safely for a reasonable period and follow legal procedures to dispose of the unclaimed property.

There are no records under the previous owner’s name. I’m assuming it may have been a wellness check initiated by a friend or family member. I called Virginia Association For Lawyers Referral and initiated for advice. I am waiting for their advice. I still didn’t take possession of the property.
