I am a new Realtor in Georgia I have a client who is a first time home buyer who would like for me to find her some foreclosures as options to buy. What is the best way to find homes that are being foreclosed in Georgia?
Foreclosure in Georgia is publicly disclosed. A notice of foreclosure for each property scheduled for sale in every county is published in the official county newspaper (e.g. The Marietta Daily Journal for Cobb County) for 4 weeks prior to the actual auction.
That said, buying at auction is not well suited to the average first-time homebuyer. Inspections are not often possible and these transactions are always all cash (well, certified funds, actually). Plus, your buyers would be competing against experienced real estate investors who buy at auction every month.
What about foreclosure properties does your client find appealing?

@MitchMesser good info, thanks. I found this thread as I have the same question and was considering services like foreclosure.com for increased exposure to deals. My assumption is foreclosure properties may be undervalued with the opportunity to rehab, and increase rent and equity. Currently looking for sfh in the marietta area.
