Adding Extra Bedrooms to Increase Rental Income

    If you're talking about building additional square footage, it's almost always a non-starter. It may pencil out if you're building an extra unit, but just a single bedroom is not going to work. If you're talking about building an interior wall to create a bedroom, this could work so long as you aren't significantly reducing living space compared to the competitive rentals. 3 bedrooms with a tiny living area could cause problems. Closing off a den on the other hand could work.

    @Dexter Florendo Kalai Aspacio I would only do it if you didn’t bastardize the rest of the space.  For instance I did it on one of my one bed room apartments because this particular apartment had a formal dining room.

    what’s a single person or couple going to need a formal dining room for?  So we closed it up, added a closet.
