Looking to understand which builders prop up home values and don't lower prices to protect previous buyers vs those who quickly adjust to market conditions
I have capital to purchase investment properties but don't want to buy where property prices are propped up
Full time lender and part time Florida investor based in Tampa. I don't think there's a chance that bigger builders are going to lower their prices and "create lower comps" to compete against. That being said, you might score a deal with a small builder or ground-up investor doing one-offs or urban infill that they don't want to hold. Our flip applications are super-slow, but we're still getting ground-up financing requests...particularly at higher price points. It seems few are wanting to build at lower price points right now. What price points are you seeking and in what areas. I'll let you know if I hear of anyone selling in that range.
