Hey fellow land guys and developers,

Want to tap into the community's experience on land assembly and development velocity. We've been scaling our commercial vacant land and light industrial / IOS pipeline across major Texas corridors, and the underlying fundamentals are performing exceptionally well.

Looking at our current numbers backed by local commercial comps and BPOs, our projected exits are shaping up for strong double-digit margins (around 50% to 80% ROI) depending on whether we lean toward a raw land assemblage flip or push through entitlements to a shovel-ready state.
