When you start: 

1. Build a trusted real estate community and dream team before investing 

2. Understand how micro and macroeconomic factors affect your area. What cycle are you in? How can you take advantage of it? 

3. Invest in-state before out-of state

4. Buy something that cash flows at a minimum
