Long-Term Experience Renting to Oxford House?

Long-Term Experience Renting to Oxford House?

New to Real Estate · Member since 2020 · 14 posts · 7 votes

Hi all,

I’m a property owner in Tennessee and currently lease several homes to Oxford House. So far, the experience has been great — I’ve been working with them for a little over a year.

I’d love to connect with anyone who’s had a longer-term relationship with Oxford House. Specifically, I’m curious to hear:

  • What’s the longest rental term you’ve had with them?

  • Have you run into any issues over time?

  • How do you approach negotiating rent increases as the lease renews?

Any insight or advice would be greatly appreciated!

Thanks in advance.

Hi Matt.  Reach out to Travis Gough, Rooted Sober Living.  I think he works with Oxford house. I learned about him through Brandon Turner's Better Life Podcast.  One of the episodes featured him so you will learn a lot just by listening to that episode. Travis's company does the leg work in finding and renovating houses for Oxford and makes these investment homes available to his network of investors.  They go quick and the deals seem solid at a good return.  He may have some insight into your questions about leasing with them. Good luck it seems like a good asset class right now.

    Thank you Heather I will definitely try to track him down. I had another person mention his name in the last week so clearly he is the guy!

    Thanks for sharing this—really helpful to hear! I’ve been researching Oxford House and have been considering leasing a property to them, so it’s great to hear you've had a good experience so far.

    I’m also curious about the long-term side of things, especially how rent increases are handled over multiple lease terms and whether there have been any challenges with property upkeep or communication.

    Following this thread closely—looking forward to hearing others’ experiences!

    @Matt Ramirez

    what do you do for insurance for your Oxford houses? I’m in new agreement locally to launch my 1st Oxford house, but my current insurer said I need to setup a commercial policy, and that’s way more expensive than landlord insurance. What do you do?
