One thing that often gets overlooked in the fix-and-flip world? Your experience. Many lenders, including ourselves, will take your past projects into account when offering you better loan terms.

If you have a proven track record, we can help you secure even more favorable terms on your next flip. Don’t underestimate the power of experience!

Have you used your past flips to negotiate better rates? Let’s hear your tips!

@Melinda Eilts And how does a developer show you their experience?

Track record absolutely moves terms, but only if you package it. For your next flip, send lenders a one-pager: summary of past projects (address, hold time, budget vs actual, outcome), photos before/after, references from a lender and a title company, and proof you finished on time. Then ask for specific wins tied to your risk profile: lower points, faster draws with photo milestones, reduced rehab holdbacks, or a rate drop on repeat deals. Close the loop post-exit with a brief results update. Consistent execution plus clean reporting is what earns better money.
