    Hey @Nehemiah Price, welcome to the BP Forum! What is your price range/down payment amount? Are you looking for turn-key properties or something along the lines of a "fixer upper"? Are you looking for properties in your local market or somewhere else?

    Welcome, Nehemiah. For BRRRR, tighten a simple buy box first: solid B neighborhoods, safe streets, 3/1 or 3/2 SF homes that already rent near market with light-to-medium rehab. Run a 90‑day rep plan: analyze 5–10 deals a day, underwrite rent, ARV, and all‑in quickly, then make offers with clear exit plans. For an investment‑property HELOC, shop local banks and credit unions; ask about interest‑only periods, draw‑as‑needed, prepayment fees, max LTV, and seasoning rules for the refi. Treat the HELOC like a bridge: only draw what you need, keep a cash buffer, and line up your take‑out loan before you close.
