Tips and advice for investing in OKC

Hi everyone — my name is Quang. I’m an out‑of‑state investor actively buying single‑family rentals in Oklahoma City, primarily $80k–$120k SFRs within 5–10 minutes of OU Health / the medical district. I’m focused on long‑term rentals with strong cash flow, and I’m currently analyzing and making offers. I’m looking to connect with investor‑friendly real estate agents who consistently see off‑market or value‑add deals, as well as experienced property managers who operate in this submarket. If you work with investors or are active in this space, I’d love to connect.

    @Quang Vu I'm not in your market but am interested to year what you end up getting for rent or what you are anticipating for rent at these properties?

       Hey Michael! Based on my research, average rent price in this area can be anywhere $1200 -1600.

    The area around OU medical is indeed a bit odd.  Too far one way and you see a big shift in property quality.  Too far the other and you get prices so high it won't cash flow.  It can be great if you find the right niche.

    @Quang Vu

    Great to meet you, Quang. I’m not local to the OKC market, but I work closely with investors across the Midwest, and there are a lot of opportunities that align well with your goal of affordable entry prices, stable tenant demand, and strong long-term cash flow. Many investors are finding that similar price points can deliver solid returns with conservative underwriting and reliable management in place. Happy to compare notes and share what’s been working for out-of-state buyers pursuing the same strategy.

    Hey Quang I am a GC here in the Okc metro area and work with other investors. If you like some estimates or to connect and work together let me know! I work with just investors and fix and flips or rentals! I have pricing for both!
