Can someone please let me know if I am ready to start cold calling my qualified leads

I want to know if I understand the REI process correctly. If I understand right when it comes to Manual Prospecting and Organic Outreach, a Acquisitions Coordinator will use tools like PropStream, Prime Tracers, Propwire, County Recorder Offices to find distressed sellers with pre-foreclosure, probate, civil code violations, etc... and find 3 comps, ARV, MAO, and Rehab costs ($20k-$80+) with using the "New Decor" Aesthitic and other things like closing costs, etc... then Skip Trace the address for a phone number and add the "qualified leads" to the CRM like Podio or REsimpli. Then the Lead Managers will use a tool like Kixie or a better tool to call the qualified leads and setup appointments for the Acquisitions Managers and ask for the 4 pillar check, and if possible use a tool like Fathom and Zoom for a virtual property walkthrough so that the AM and Dispositions Manager can review the conversation held. The Lead Manager will then update the CRM and the qualified lead to warm. The AM will then use Kixie to call the warm lead and negotiate a deal with the Seller and sign a Purchase contract (using Dotloop for Contract management) and also gather the right info for the Payoff Statement from the Lender. The Dispositions Manager will then find End Buyers (Investors) using a tool like InvestorLift or OfferMarket or even off of REI Facebook Groups and give them the information like the 3 comps, ARV, MAO, and Rehab Costs and other costs like closing costs, etc... and have them sign a Assignment of Purchase contract and add it to Dotloop. The Transaction Coordinator will talk to Title Agencies and open Escrow and send the Purchase Agreement and Assignment Agreement. The Title Search will take 3–5 days. The escrow officer needs this time to pull payoffs for the seller's mortgage, check for tax liens, and calculate HOA prorations. Once the title search is back, ask for the Preliminary Settlement Statement. And then once everything is cleared the Seller, the Wholesaler, and End Buyer will receive their funds. Is this correctly explained?
