You Want Advanced Tax Strategy, But Are Your Books Even Current?

Lately, investors have been asking me about cost segregation, bonus depreciation, and bigger deductions.

Then I ask for an updated profit and loss statement, and everything gets quiet.

Here’s the truth:

You cannot make good tax decisions using books that are six months behind.

Clean books show which properties are actually making money, what expenses can be supported, and where tax-planning opportunities may exist.

A great tax strategy built on bad numbers is still bad planning.

Be honest: are your rental books updated monthly, quarterly, or only when tax season comes around?
