Why Relationships Can Outperform Marketing in Real Estate

I’m starting to realize that in real estate, not every opportunity comes from a marketing campaign.

A lot of good opportunities seem to come from people who already know, like, and trust you.

An acquisition manager might get a lead from an agent they’ve worked with before. A wholesaler might hear about a property from a previous seller. An investor might refer an opportunity to someone because they know that person will handle it professionally.

That’s something I find interesting about this business.

Marketing can create attention, but relationships can create repeat opportunities.

And trust tends to compound.

If you communicate clearly, follow through on what you say, treat people fairly, and handle problems professionally, people are more likely to remember you. Even if they don't have a deal for you today, they might remember you six months or two years from now when an opportunity comes across their desk.

That’s why I think relationship-building is worth taking seriously, especially for someone still learning acquisitions.

You may not see an immediate return from every conversation or connection. But the reputation you build today can potentially open doors much later.

Did your best deal come from marketing, or did it come through someone in your network? And what made that relationship successful?
