As many of you know Fannie Mae backed loans have a maximum of a 2% seller contribution. DSCR, Debt Service Coverage Ratio, have a 6% maximum contribution. I deal in new construction in Oklahoma and the builders forward programs have gotten extremely expensive so even with their buy downs the rates are still good at 5.75% to 5.875% but that is utilizing your closing cost allowance. We made a deal with a national lender and got our builder to contribute the 6% to investors because they see the dark clouds in real estate. We have 5.5% on single family homes and 5.625% on duplexes both fixed rates. For a 1/8th point higher you can get the first 10 years interest only so if you like bigger cash flow that is an option. My suggestion for investors is to look where you are buying, work with a real estate agent who gets this, and utilize the DSCR loan process.
