Loans for Vacant Land w/Cash Flowing Billboard

How would you recommend going about getting a loan for a vacant piece of land with an existing billboard w/long term lease that produces positive cash flow?

I'm not sure if a bank is the best route to go or if a private lender would even loan on something like that.

What do you recommend?
