Use my self-directed 401(k) to fund your deals

I can't use MY self-directed plan funds to fund MY PERSONAL deals, and you can't use YOURS for YOUR PERSONAL deals...  BUT, I can invest MY FUNDS IN YOUR DEAL, and you can invest YOUR FUNDS IN MINE.  

If you either have funds in a self-directed plan or other cash that you want to invest in high-yield short term projects secured by real estate, let me know.
