Trying to unlock equity from a rental property for fix and flip

Hi

Im trying to unlock equity from a rental property in CA for the purpose of fix and flip,

I contacted B2 finance but they said that there product is geared  towards using the funds in a buy and hold transactions.

any other companies out there that will unlock equity for the purpose of fix and flip?

The rental i have is in CA  the flip will be in CA or MO

Also got a condo in NV which is worth 110k free and clear but B2 finance is only willing to give me 40 k on that condo,
