Best loans when first starting (home flipping) with minimal cash?

Hey guys, I’m just starting to try to get into real estate investing (flipping homes). Does anyone know of any investment loans that require little down payment (around 10%) at a decent rate?It would need to be a loan that can include renovation costs or possibly get a different loan just for that. Trying to find a creative ways to get the funds to start. Thanks so much for your help. :)

    The 203K, which is an FHA loan, rolls rehab costs into the loan with only 3.5% down.

    Most HML's only require about 10% down and many of them finance 100% of the rehab costs.
