Hi , I am a 1099 contractor and looking for non prime lenders. I am based off New Jersey.
Try local and regional banks that do "portfolio" lending (they don't sell their loans to the big banks. There have to be a ton in NJ and NY. The big banks won't be interested.

@Martin Estrada A couple of suggestions here - first make sure you let everyone know if you are buying your primary home or an investment property. VERY different loans based on that statement alone. Second....well, maybe second and third:
Post in the Bigger Pockets STATE forum that you are looking in. There are usually some good, local investors that monitor those forums. Maybe they already have a suggestion or recommendation for you? Certainly try there.
Visit your local REI groups. There are many groups that meet across the country. Some post here on the Bigger Pockets Marketplace. Many post on meetup.com. Networking is always a great practice and you never know who you might meet there and what good information they have to share. Would certainly recommend visiting if one is close to you.

Thanks for the reply gentlemen, I’m going to look into portfolio lending and do some research. I didn’t know about the meet ups will look into them already found two in my next town over.
