Best HELOC rate? Can anyone beat 6.24%?

I'm looking for the best HELOC (~400k), regardless of location. I'm highly qualified, and not other restrictions.

I'm looking at Third Federal Savings and Loan. They are offering prime -.5% (6.24% today) and very low closing costs. Does anyone know of any better options?

Take that and run at this point your kicking tires, no offense just meaning most Heloc rates are above 8% unless the LTV is below 60% and the Fico is above 780.  If your getting under 6.375% and not paying  2.5 to 3 points take it and run before rates jump possibly in Feb if that CPI index report goes sideways.

Ive seen that one, but it says it s a credit card backed by home equity. Not sure how I would get the funds to closing but it might work.

I made a list of all the ads I have seen in the past few days. So your saying you don't know anyone that can beat 6.24% lol? Not a tire kicker, but I am definitely looking for best rate available because Im highly qualified. I have not seen a single HELOC over 8%, most are prime to prime+1 (6.75% to 7.75%).
