Best HELOC rate? Can anyone beat 6.24%?

I'm looking for the best HELOC (~400k), regardless of location. I'm highly qualified, and not other restrictions.

I'm looking at Third Federal Savings and Loan. They are offering prime -.5% (6.24% today) and very low closing costs. Does anyone know of any better options?

Take that and run at this point your kicking tires, no offense just meaning most Heloc rates are above 8% unless the LTV is below 60% and the Fico is above 780. If your getting under 6.375% and not paying 2.5 to 3 points take it and run before rates jump possibly in Feb if that CPI index report goes sideways.

So your saying you don't know anyone that can beat 6.24% lol? Not a tire kicker, but I am definitely looking for best rate available because Im highly qualified. I have not seen a single HELOC over 8%, most are prime to prime+1 (6.75% to 7.75%).

Ive seen that one, but it says it s a credit card backed by home equity. Not sure how I would get the funds to closing but it might work.

I made a list of all the ads I have seen in the past few days. It would be great if we could get some feedback on these from someone that has gone though the process with each of them and what they liked/did not like:
    figure.com
    lower.com
    upstart mortage
    better mortgage
    dominion financial
    griffin funding
    convoy home loans
    four leaf
    west capital lending

The thing about third federal is they advertise closing costs is <$100 (and lowest rate I have found). I think this will be hard to beat.
