Partner with buy out, no existing debt 33% LTV

Can someone recommend my best avenue for a potential buy out of a partner in a 50-50 partnership. Approximately 20 properties in the portfolio. No current debt. Buyout price would be around 33 to 40% of the portfolio value. MoRtgage payment to rent roll would be less than 25%. Ideally, would not like to inject any additional capital into the deal. Properties are in Northern Ohio. Many thanks!

    @Jared Davis how much equity to you have in the portfolio?  Any chance of tapping that equity to buy your partner out?

    I would have the rest of the equity that isn’t used to buy him out. That would be my goal to use that equity and take out a first position loan on the portfolio. Looking for avenues that would do this sort of a deal? Private lenders, hard money? Banks that don’t mind Ohio and a mixed use portfolio (sfh, duplexes, 4 units and mixed used commercial).
