Down Payment Provided by Foreign Investor

We're looking to purchase a 19-unit multi-family and have a foreign investor (from Spain) who is a very close friend that wants to participate in the investment. They are willing to cover the entire down payment needed for obtaining a commercial loan to finance this deal. 

What is the best way to structure this?  What will banks require?
