Can foreign investors have access to all types of loans?

I see a lot of great information on this page about investing in real estate. I was wondering if a foreign person (non US citizen or resident) can have access to all the loan options? Or is there some kind of limitation? or maybe a specific type of loan we have access to!

@Daniel Quijada there are plenty of programs for Foreign persons to invest in the US. I would reach out to a local lender or broker in the area you are targeting
