Accredited Investor Looking for Syndications - Where Should I Start?

Question

I've always been a hands on RE investor but looking to start investing more passively moving forward. Being an accredited investor, how would you recommend moving forward to find syndications that suit my needs? Not entirely sure where to start but hoping for some good recommendations/leads. Hi @Kristopher Hess, I'm odd in that the first half of my career was spent as a banking and brokerage executive financing real estate deals. The second half, we started two companies...one of which manages investor funds through private lending, real estate investment, and managing non-performing loans. I've had a bit of experience helping clients answer these questions. You asked the question "where do I start" and used the word "suitable". The key word is "suitability" which is a term that is important to regulators that look at how investment managers manage client money. What is right for you might not be right for others. For instance, I'll manage an someone that is 80 very differently than someone that is 25. I would also ask tons of questions...What is your time horizon with this money? Is it retirement money? Play money? What types of yields do you expect? If you had a lever balancing risk and return, where would you set it...more towards safety or more towards being aggressive? What types of investments are you comfortable with? What makes you uncomfortable and lose sleep? One big question...you've been investing on your own and now you want to go more passive. What made you make that decision and why do you want to go that route? I wouldn't begin to recommend a direction for you without first understanding more about you and what is important to you. I don't think that answers your question, but those are some of the questions that I've needed to know over the past 30+ years before I would recommend one course or another for a client. Obviously no one size fits all answer here but in my personal portfolio I've found syndicators through Self Directed IRA events and larger Multifamily events (i.e. Best Ever Conference, Jake and Gino, White Coat Investor, etc.).

I probably found my first ones through a networking group I started and it came organically from there.

I second Leftfield Investors! Local and virtual CRE and MF meet ups as well as certain conferences are also a good way to meet with and get to know operators/sponsors.

There are thousands of good syndicators out there and many here on BP.

I actually do not invest in tech founders who start real estate companies as I have not found the track record to be better than sponsors who have 20 years in real estate

Hey Kristopher! What is important to you? For myself, I would be interested in investing in a syndication or fund that invests in an asset that I believe in and am comfortable with putting money towards. Beyond that, I would consider the track record and reviews of the group. If their reputation seems solid, and I am confident in the asset class, I would personally consider the target returns. Hopefully, this raised a few questions that you can reflect on and it will help you find what is right for you. Good luck!
