Managing Section 8 housing in poor cities like like Detroit, Michigan or Cleveland, Ohio is a tough job. The Section 8 tenants in these types of cities are very hard to deal with. Some Section 8 landlords think these tenants are the worst. Detroit & Cleveland tenants trashing an apartment is far too common. Because of this many Section 8 landlords fall into the trap of spending the least amount of money on their tenant turnovers. These landlords fall into the belief that there is no point to fixing up a unit because the tenants will ruin it anyway. While it's true that Section 8 tenants are always going to have a higher risk of property damage than more responsible tenants, fixing up your Section 8 units will attract the best Section 8 tenants. In the Section 8 investing business, you want to attract the tenants who will stay longer and take care of the property better. The only way to do this is by doing proper turnover renovations on all of your Section 8 units.
