Hi everyone,

 I’m a part of a real estate investment group. We are looking to invest in Cleveland, Ohio, Rochester, NY or Buffalo, NY. We are currently doing the researching and we would like to get input on the area.

Our kind of strategy is fix and flips. Which cities do you think are good for such a strategy?

We are currently looking for a single-family house 3 bedroom 2 ba with at list 1000SQF with an asking price up to 100K (all in - with some flexibility).

Which cities do you think are good to start?

Hey Kmsuea, 
I do think that Cleveland, Ohio area can be a decent area for flips. As long as you build a solid CORE group which consists of a great realtor, and contractor you can scale very well. Let me know how I can help, I lived over there for a few months actually

    Hey, I can’t speak for other cities other than Rochester. You can find some properties on market for that, but most will have to be off-market. I work with some wholesalers, so I definitely could help you out with that.

    Is either of the states (OH or NY) local? I think local is always easier if that option is available,

    Hi Kmsuea! If you want to expand your search, you may also want to look into the Columbus OH market. We have solid opportunities for fix and flips with affordable entry points and steady appreciation. For your specific criteria, neighborhoods like Franklinton and South Linden could align with your strategy.      Managing flips as an out of town or out of state investor is very difficult.  You will most likely need cash, off market deals and a smaller contractor who can handle your flips and does not have a lot of overhead.  It can be done, but its not the best strategy for an out fo state investor in my opinion.  Saving, and slowly buying value add multi families for the long haul has a much higher success rate.

    I like Cleveland for flips because of the amount of volume the market has. When doing flips in the Cleveland market, it's very important to understand the different locations and make sure that you're looking at comps accurately.
