Curious How CA Investors Are Doing — Especially in Northern CA?

Hey everyone! I'm still fairly new to the investment game and soaking up as much knowledge as I can. I'm currently torn between starting my BRRRR journey out of state or trying to make it work here in my own backyard in Northern California.

I know CA can be a tough market, but I’m curious—how are investors currently doing here? Is anyone still finding beginner-friendly opportunities, or is it just getting too competitive and expensive to make the numbers work?

I’d really appreciate hearing from anyone actively investing in CA—what’s working, what’s not, and what you wish you knew starting out. I’m not looking for shortcuts, just real insight to help me build a strong foundation.

I really like San Bruno and South San Francisco . It’s expensive and won’t cash flow but seems like the best value . You may not be happy today or tomorrow but 20 years from now you will have no regrets .

Hey Will, when investing out-of-state, focus on markets with strong rental demand and good cash flow potential. Build a reliable local team of agents, property managers, and contractors, and make sure you understand local laws like rent control and tenant regulations. Analyze the numbers carefully, factoring in acquisition costs, rehab, and expected rents. Use technology and virtual assistants to manage remotely, and visit the area at least once before buying. Start small with 1-2 properties to gain experience before scaling up.

Hey William! Totally feel you on this—California is definitely a tough nut to crack, especially with the way prices and regulations are. There are still folks making it work in CA, but it usually involves a lot more capital up front, tighter margins, and often creative strategies like ADUs, co-living, or flipping to generate cash for future deals. If you're looking to do a BRRRR as a beginner, honestly it's gonna be a lot easier to make the numbers work in a more affordable and landlord-friendly market out of state. One place I'd suggest checking out is Columbus, Ohio. I actually moved here from Portland back in 2020 to start investing and now own 10+ rentals. The macroeconomics are really strong—population is growing, job growth is strong, and there's a ton of development from companies like Intel, Amazon, Google, Facebook, Microsoft, Honda, etc. You can still find deals that meet the 1% rule and cash flow in the $120K–$180K range, and there's strong appreciation potential too. It's been a great place for BRRRR deals, especially for newer investors trying to scale without breaking the bank. Happy to connect and answer any questions you have!
