Mini-BRRRR Refi Lenders for Rural Properties

Hi. 
I'm looking to refinance two properties where the rehab has just completed and I have tentant in one property and should have the other rented soon. 

I've had issues with some lenders not open for "rural" locations but these properties in great locations with great schools, Air Force base nearby, industry, etc.
