STR condo DSCR Loan. 100k or less

Investor · Madison, CT · Member since 2017 · 6 posts · 3 votes

I currently have a 480sqft condo in Daytona Beach that I have hood rental history for 3 years.

The problem I am running into is the amount I need to borrow is less then 100k or upto 100k.

Are there any lenders that are willing to go that low?

Hi Rick, can you send more details? I'll see if this is something I can work on.

    Rick,

Tough in the STR market with loan size, property type, and sqft. Should be some options out there though. Is this warrantable?

@Rick Bond I have a lending partner based out of Florida that may be able to help you. He's done a bunch of DSCR deals for my clients, including smaller units and lower loan amounts. Sending you a message with his contact info.

What's the LTV? I am sure I could assist if this is low LTV. Noting that we would be at an $100K loan amount.

Hey Rick! thanks for the detail. With smaller-balance investment properties, especially condos with ARVs or loan requests around $100K or below many DSCR lenders have minimum loan amounts due to economics of origination and servicing, I could be able to help you, I sent you a DM, let's connect!

Hey Rick — solid short-term rental asset in Daytona with 3 years documented history 👍

For DSCR deals under $100k, most traditional banks and big balance sheet lenders won't touch it because it's below their minimums.

What can work is working with private capital sources and specialty DSCR lenders who focus on non-traditional loan sizes and STR cash-flow underwriting. Those partners look at the rent roll and net cash flow first, not just loan amount.

A few of my private capital sources will go down to $75–100k on DSCR deals if the rent coverage is clean.

If you can share a bit more on your current rent, expenses, and net cash flow, that’ll help narrow to the best fit.
