Off-Market Austin STR | HOA Allows | Active Type 3 Permit

Austin STR – Off-Market Opportunity (HOA-Approved, Type 3 Permit)

Posting here before my listing goes public soon.I am selling my fully operational, high-performing STR in Austin and would strongly prefer a buyer who plans to continue running it as a successful short-term rental.

Why this one is different:
HOA explicitly allows STRs
• Currently the only Type 3 STR in the complex
• City of Austin regulations tightening, this setup is increasingly hard to replicate
• Active STR permit (buyer would be responsible to seek renewal in April 2026)
• Turnkey operation with established systems

The property:
• 2BR / 1.5 BA condo close to Downtown Austin - 78704

• Fully renovated down to the studs 4 years ago

• Two dedicated parking spots
• Private outdoor space
• Fully furnished and STR-ready
• Quiet, well-run HOA
• Strong guest appeal + repeatability

Furnishings & setup:
• Open to including a large majority of furniture, decor, and kitchen appliances
• Everything is already selected and proven for STR use
• Goal is a smooth, plug-and-play transition.

Performance:
• High demand with consistently high ratings
• Clean, simple operational setup
• Happy to share performance details privately with serious buyers

Transition support:
While Airbnb accounts themselves aren’t transferable, I’m happy to:
• Transfer the listing via co-host setup
• Assist with a smooth handoff of operations
• Introduce cleaners/vendors
• Share pricing strategy, templates, and best practices
• Support the buyer during the transition period

Logistics:
• Not officially on the market yet
• Open to a direct sale if it’s a good fit on both sides

If you're an STR operator (or looking to become one) and want an HOA-approved, regulation-resilient Austin STR, feel free to comment someone who might be interested or DM me for more details.

Will be publicly listed for $348,500 in the coming weeks.

Happy to answer questions or share more details privately.
