Hi BP,

I have a client that is planning on buying mid-size apartment complex buildings (5-50 units). A 20-25 year mortgage with 5 year balloon works great for a 150+ unit complexes but not so much for smaller complexes. I'm looking for a lender that can do a 30 year fixed rate loan. Maybe less years but definitely fixed rate.

If anyone knows any lenders that can do this I would highly appreciate.

Can you give some more specifics on the asset and collateral itself? Are they seeking stabilized debt? i.e., looking at a piece of property that is more or less turnkey-ready. Do they need to renovate at all? A lot of apartment buildings for sale are coming with well below market rents, and the longer amortization schedule debt doesn't use pro forma projections to underwrite debt service, so a lot of the times a bridge project is needed, or the buyer can anticipate putting at least 30%+ down to keep the debt yield maintenance in check. Tons of moving parts, happy to help!

Curious what structures you're seeing actually work right now for 30-year fixed on commercial — especially DSCR vs bank portfolio execution.

Are lenders still holding 30-year paper in-house, or are most of these getting repriced / adjusted after stabilization?

So good DSCR options on these. Rate may not be as sharp, but it has its benefits with a fixed loan for so long.

@Polo Vazquez // Please reach out as you want.  There are lenders who can provide this, depending on the scenario; also, if there's flexibility, hybrids exist as well - fixed periods (W/adjustable after) but NO balloon. I'd be curious to see general details.
