Hi All, 

Right now I am the process of refinancing my current house in Seattle. 

Existing Hard Money Loan: 354000

Appraisal as 600000 

Rate and term refinancing

What are the current interest rates on DSCR

Already rented rent is 2850 tenant already in there. 

My credit score with (FICO Mortgage score) 720 to 740 

I am looking for create lenders who can give me the best interest rates.

    Did you do underwriting on this property? Would you be willing to show the numbers?

    The monthly rent ratio is below 0.5% (0.475% to be precise). At current DSCR rates this bleeds cash at high investor LTV (80% LTV).

    The other sources of return must exceed the negative cash flow sufficiently to justify the risk and effort of residential RE. Can they?

    Most RE acquisitions look good with time and this may also, but in the near term this looks tough.

    I reccommend working with a broker who can get you terms across a wide variety of the best lenders and explain the nuances of each loan structure. You should find them to be in the low to mid 6s with a reliable DSCR lender. Good luck!

    Based on the information you gave, DSCR rates as of the date in this posting are in the 6s based on the credit score and LTV you mentioned unless you want to pay discount points / buy down the rate.

     Low 6s to high 5s sounds about right on this.

    Agree with the other lenders that high 5s to low 6s is very reasonable for the scenario you described.

    Rates can always be bought down, but here’s a simple chart to give you an idea of what could be possible based on your written situation:

    Based on the numbers you shared (≈60% LTV, 720–740 FICO, tenant in place), this fits DSCR very well.
