Looking to build my boots on the ground

Hi all,

I’m an out of state property owner with a place in the Dayton area, and I’m currently looking to have a repair taken care of.

I was hoping to see if anyone has a contractor they’ve personally had a good experience with and would recommend. I’d also really appreciate any advice on the best way to find someone reliable locally.

Nothing major at the moment, but I’m hoping to find someone I can continue working with over time.

Also, if anyone has a lawn care company they trust, I’d love a recommendation there as well.

Thanks in advance  I really appreciate any help or direction.

I've had a lot of success on the app Thumbtack. Local businesses, contractors, tradesmen and handyman you can sift through and see reviews for just about any service you need done.

Hi there! Your question is a super valid one. I think one of the biggest forms of advertisement is by word of mouth. Family and friends are not going to steer you in a bad direction. We can see all the huge signs on the highway but ultimately I believe the recommendation is more valuable when it is coming from someone i trust. Ask Family, friends, and coworkers. You will find great recommendations.

@Dominic Magallanez this is an out of state area. I won't have family nor friends in that area. So it's basically finding them from scratch

Dayton, OH is a great market to invest in!

I'd be happy to send you a graded map of the area and share a list of useful contacts.

Hey Chaim — local to Dayton here. Former operations manager for a local PM company. For contractors, cold searching tends to surface whoever has the best SEO, not whoever does the best work. The reliable ones are usually found through referrals. I have a few solid recommendations for specific trades like HVAC and plumbing if that's helpful.

If you ever need someone to run the full rental turn, do an independent inspection, or verify work before payment releases, that's what I do at Marble City Property Operations. Happy to point you in the right direction either way.
