Recommendations for CPA specializing in real estate in RI
Hi, can someone please recommend a certified public accountant for real estate and the Providence Rhode Island area? I also need a really good real estate lawyer thank you so much.

@Gladys Cepeda Aaron makes a great point above about the federal return being where the heavy lifting happens. For the CPA, you don't necessarily need someone local to RI. Most investor-focused CPAs work remotely and handle multi-state returns regularly. What matters more is that they understand real estate-specific strategies like cost segregation, bonus depreciation, passive loss rules, and entity structuring. When you're interviewing CPAs, ask them how many real estate investor clients they work with and whether they handle cost seg studies and 1031 exchanges. That'll tell you quickly whether they specialize or just dabble.
For the real estate lawyer, that one does need to be local. You want someone who handles closings and entity formation in Rhode Island specifically. Your local REIA or BP meetup group in Providence would be a good place to get referrals for that.
