Hard cash lender or short term lender - commercial property

I own a retail property in Lynwood, CA which I would like to renovate and immediately sell. I am looking for a hard cash lender or short term lender, and would be happy for any recommendations.

     Hey Goldie

Happy to connect. You'd likely be looking at 60-50 LTV depending on the current value.

    Hi

This is a very financeable scenario from a private lending standpoint.

I’m a direct lender and actively fund short-term bridge loans on retail properties, especially for renovate-and-sell situations.

For something like this, lenders will mainly look at:

    • Purchase price / current value
    • Rehab scope + timeline
    • Realistic resale comps (exit is key on retail)
    • Your experience and liquidity

If the numbers make sense (typically ≤70% of ARV), this can usually close quickly.

If you’d like, feel free to DM me the details, happy to take a look and let you know if it’s a fit or point you in the right direction.

Thank you to everyone who reached out to me or replied to my post. I was able to arrange financing for my renovation project in Los Angeles with one of the people who replied to my post. This forum in BiggerPockets was very helpful and I appreciate all the responses.

    Sincerely,

    Goldie

This sounds more like a bridge/value-add commercial scenario than traditional hard money. A lot will depend on the property condition, occupancy, rehab scope, and exit timeline, but there are lenders that look at these deals if the numbers and strategy make sense. Lynwood can be an interesting value-add market.
