Chicago South Suburbs Property Management - FIRST MONTH FREE

Hey BP community — Alijah Skinner here, based in Tinley Park IL.

Just launched Tinley Park Property Management Co. serving landlords in the South Suburbs — Tinley Park, Frankfort, Mokena, Orland Park, Matteson and surrounding areas.

A little about me: I'm an investor-minded property manager. I'm building my own real estate portfolio alongside this business, so I treat every property I manage like it's my own. That's the difference between a property manager who just collects checks and one who actually protects your investment.

What I offer landlords:

— Full service management at 10% monthly

— Tenant screening, placement, and lease management

— Maintenance coordination with trusted local contractors

— Monthly owner statements through Buildium

— Direct line to me — not a call center

To get started I'm offering the first month of management FREE for any landlord who signs before June 30th.

If you're a South Suburbs landlord tired of self-managing, dealing with problem tenants, or just want someone reliable handling your property — let's talk.

Congrats on starting your property management business @Alijah Skinner - It's one of the few industries I recommend against getting into, along with General Contracting (my industry here in Chicago).

What's your current rental portfolio look like, and what software are you using to help manage?  Are you using anything else outside of Buildium?

It's really nice to be able to call you directly, but is your plan to grow the business so you have a team, or will you plan to stay small?

      @Jonathan Klemm:
      Jonathan, appreciate the Reply —

To answer your questions directly: I'm in the early stages, so no current portfolio of my own yet — I'm focused on building the management side first and using every client relationship as a way to learn the market from the inside. As for software, I'm evaluating options right now — Buildium is on the list, but I want to make sure I'm not over-tooled before I have the volume to justify it.

On the growth question — the goal is definitely to build a team over time. I don't want to be the guy doing everything forever. The plan is to stay hands-on early to build the systems and reputation, then scale with people I trust.

And honestly — a 4.9-star GC in Chicago who works with landlords is exactly the kind of connection I'm looking to build. Would love to stay in touch as I grow. You never know when a good contractor relationship becomes the most valuable one you have.

You're most welcome @Alijah Skinner!  I highly suggest working on growing the portfolio first and then transitioning into the management of third-party housing providers.

It will be WAY LESS FRICTION if you learn the PM process through your own properties rather than other peoples.  You're obviously always learning, but there are aspects of PM'ing and GC'ing that are extremely challenging.  On the GC side, we did several of my own projects before we took on other people's Chicago projects, and even now, to this day, there are so many challenges in starting a service-based business working in people's homes.

Our industries are very similar, so I'm happy to connect and brainstorm your plan together.
