I am a new investor wanting to flip my first house in the next 9 months. Accordingly, I am looking for a realtor, as well as contractors, who have worked with other investors in the Akron/Canton market.

     You should look into doing brrrr deals in the columbus market. Prices are going up and there is a ton of tech companies invest. Canton/Akron cashflow is good but it will be hard to re-finance the deal again 10 years because the values won't be crazy up.

      I'm looking for a property in a B or C neighborhood, with an ARV of $100,000 to $150,000.

      Do you know any good realtors in the Akron/Canton market that I could get in touch with?

    If you're targeting $100k–$150k ARV flips, I'd spend as much time finding your contractor as your agent.

    A lot of first-time flippers focus on acquisition and underestimate how much the renovation side determines whether the deal works. I've seen projects survive a mediocre purchase because the contractor was great, and I've seen good deals turn into bad ones because the rehab got away from the investor.

    At that ARV range, I'd be paying close attention to contractor availability, permit timelines, and resale demand before worrying about squeezing another few thousand dollars off the purchase price.

    What's your target renovation budget on the first one?
