I’m seeking a private lender to fund an affordable-housing renovation project:

DEAL NUMBERS:

• Purchase price: $27,500
• Renovation budget: $41,500
• Total loan requested: $69,000
• Projected after-repair value: $125,000
• Loan-to-ARV: Approximately 55%

LENDER TERMS:

• 12% annual interest
• Interest-only payments
• $690 monthly interest payment
• Three-year term
• $69,000 balloon payment at the end of the term

LENDER PROTECTIONS:

• First-position lien on the property
• Personal guarantee
• Lender’s title insurance
• Professionally prepared loan documents and closing

EXIT STRATEGY:

Once the renovation is completed and the property is stabilized, the plan is to refinance it into long-term financing. The refinance proceeds will be used to repay the private lender’s $69,000 principal balance.

Based on the projected $125,000 after-repair value, the requested loan represents approximately 55% of the ARV, creating a strong projected equity cushion.

    William — the numbers caught my attention, particularly the $69K request against a projected $125K ARV.

    I saw your “no brokers” requirement and want to respect that. I work with direct capital sources and wouldn't want to waste your time or shop the deal around.

    If you're open to a funding relationship I can facilitate, I'd like to review the scope of work, current property condition/photos, ARV comps, purchase contract, and your proposed refinance exit.

    Also, is the property currently under contract, and what closing date are you targeting?
