Hi there, I want to introduce you guys to Casanomy. We're a property management company based in the Chicago suburbs.

We manage 150+ doors across six counties: DuPage, Cook, Kendall, McHenry, Will, and Kane. We work with all kinds of owners, from folks scaling a local portfolio, to out-of-state investors who need boots on the ground, to landlords who've been burned by a previous manager and want a cleaner setup.

We built the operation around two things investors actually want. First, in-house maintenance, which means a real crew and honest pricing instead of a marked-up subcontractor invoice. Second, full transparency: every owner gets an AppFolio portal with 24/7 visibility into income, expenses, statements, and work orders with repair photos. You verify the numbers, you don't take our word for it.

With around 30 years in the market we also carry deep experience with subsidized housing and Section 8, so if part of your portfolio runs on vouchers, we know the HACC standards and the inspection process cold. It's not all we do, but it's an area a lot of managers shy away from and we don't.

Whether you own 2 units or 20, you get one point of contact, one system, and one clean set of numbers. We operate fully in English and Spanish.

Glad to answer questions on managing in the collar counties, the 2026 Illinois regulatory changes, or anything property management related. Reach out anytime.

Welcome to the forum, Amit, and welcome to BiggerPockets. Always good to see another Chicago suburbs manager who takes Section 8 seriously, plenty of shops around here will not touch vouchers. I run MF CashFlow Property Management on the south suburban side, so we cover a lot of the same collar county ground. In house maintenance and real owner transparency in the portal are exactly the right things to build the operation around. If you ever want to compare notes on the 2026 Illinois regulatory changes or the HACC inspection process, happy to connect. Best of luck scaling Casanomy.

      Hey Mike,

Appreciate that. Most shops around here still treat vouchers like extra work they would rather not touch, so it is good to hear from someone on the south side who actually runs them.

We see the same thing on HACC inspections and the 2026 Illinois changes. The rules are not hard if you live in them every week, but they catch managers who only do market rate and then try to wing a subsidized unit.

In house maintenance is the other piece owners notice fast. Once they stop paying marked up vendor invoices and can open the portal and see the work order photos themselves, the conversation changes.

Happy to swap notes on inspections or the new state stuff whenever you want. Always useful to hear how it plays on your side of the collar counties. Will get in touch!

      Cheers!

Good to hear it back, Amit. Your line about managers who only run market rate then try to wing a subsidized unit is exactly right, that is where most of the misses happen. Two habits keep it clean on the south side: treat the recert and rent increase window as a fixed calendar date you hit on the eligibility day rather than something you react to, and walk the HQS items a week ahead (GFCIs, smoke and CO in every unit, handrails, window locks, no peeling paint) so the first inspection clears instead of turning into a second visit. HACC and the other county PHAs move at very different speeds too, so knowing each one's rhythm matters as much as the checklist. Glad to compare how the 2026 Illinois changes are actually landing on inspections and screening whenever you want. Reach out anytime.
