Seeking a private lending partner for ongoing short-term, first-position loans

I’m an active real estate investor with consistent off-market deal flow, looking for a private lending partner who understands creative structures and wants to scale together.

I purchase move-in-ready properties through Cash + Upside / two-step transactions, then quickly relist with minimal prep. These aren’t typical fix-and-flip deals; no rehab is required. The seller defers 25–30% of the purchase price, with that payment contingent on the resale outcome. This holdback helps absorb resale downside and provides a risk buffer for the acquisition lender.

The lending structure:

  • First-position lien

  • Loan amounts typically 58%–65% of current market value on market-ready homes

  • Target payoff under 90 days from deployment

  • Each deal reviewed against agreed lending criteria

I’m seeking a $500K–$1M capital allocation for repeat loans, starting at a level that fits the lender and scaling toward 4–5 deals per month as we build a track record. As each loan is repaid, those funds go into the next acquisition.

Through my wholesaling business, I consistently source off-market deals, and I’ve seen this strategy work firsthand, which is why I’m shifting more of my deal flow into this model. Larger buyers already use it, and I have the volume to grow with a reliable capital partner. Current markets: GA, AZ, FL and NC, with room to expand wherever the numbers and resale demand support it.

If you value a substantial equity cushion, first-position security, and short holding periods, let’s connect. Happy to share deal breakdowns and settlement statements, discuss terms, and walk through the plan for scaling.

Interesting strategy! With the deal details and exit timeline outlined, it would be worth exploring whether the right short-term financing structure is available. Have you found lenders open to funding these two-step transactions?

    Good morning, Leah,

I came across your post regarding short-term financing for your structured acquisition and resale transactions.

I'm Mayo with Gilfurt Capital, an independent commercial and investment financing brokerage.

Your approach caught my attention, particularly the first-position financing structure, conservative loan-to-value ratios, and potential for recurring transactions.

I'd be interested in learning more about your acquisition structure and financing requirements to determine whether there may be a fit within my lending network.

Are you currently seeking financing for a specific transaction, or are you primarily looking to establish an ongoing lending relationship?

    Best regards,

    Mayo

    Quote from @Leah B.:

I’m an active real estate investor with consistent inbound off-market opportunities where sellers are open to Cash + Upside, or two-step, structured cash offers.

I recently executed my first deal using this strategy. We completed the first closing, listed the property within four days, and it’s already getting strong showing activity. Similar structures are used by larger institutional buyers, and I’m confident this model can scale at the individual-investor level as well.

I'm looking for a reliable lending partner to fund the first closing on these deals. This isn't a typical DSCR or fix-and-flip loan. The properties are turnkey and in good condition, with no rehab required. The loan is in first position and typically represents about 58% to 65% of current market value (CMV), providing a strong equity cushion. The property is re-listed after the first closing, and the loan is paid off at the second closing, typically within four to six weeks.

I’m currently active in Georgia, Arizona, Florida, and North Carolina, with the goal of expanding nationwide. If you or someone you know does short-term lending and is open to an ongoing lending relationship, please message me. I’d be happy to hop on a quick call and share the details.

Your strategy sounds interesting, and I’d be happy to learn more about your business model and explore whether JCREIG Capital Funding could be a fit for your financing needs.

We specialize in investor-focused real estate financing, including Fix & Flip, DSCR, and other investment property loan programs. While your strategy is different from traditional lending structures, I'd welcome the opportunity to review the details and determine whether we have a suitable solution.

Please feel free to send me a private message with additional information about your deals, and we can schedule a quick call to discuss the potential for a long-term lending relationship.

    Hey Leah,

    Just so I understand,

Are you looking for a $1 million dollar revolving line of credit, that is unsecured?

Hi Leah, your first-position, 58%–65% current-value structure and sub-90-day target are specific enough to review as repeat bridge transactions. I’m Adrea with EquityNest Capital. If helpful, DM me one representative purchase agreement, title and settlement sequence, current-value support, requested first-close amount and expected second-close timeline. I can review whether a lender relationship or deal-by-deal bridge approach makes more sense. No pressure.
